  • Generally speaking, houses with no primary bedroom on the main level will not lease for as much or as quickly as houses which do have a primary bedroom on the main level. In addition, we are not currently seeing an advantage in buying 5 bedroom properties, instead of buying 4 bedroom or 3 bedroom properties.
  • Fall 2022 – The National Association of Realtors (NAR) issued a bulletin in November 2022 to its members alerting property managers that they now have a requirement to become EPA Certified and use only EPA Certified Vendors to conduct repairs on properties built before 1978. This new rule relates to lead based paint and the hazards that can occur while disturbing the paint during a repair. The Broker is not EPA Certified and will not seek certification.   • Summer 2023 – National Developer DR Horton has announced the first “Build for Rent” neighborhood in Chelsea, AL. The Broker recommends that any investors considering making an investment in Chelsea, AL 35043 consider the effects of this development seriously. As of this Summer, it is the Broker’s opinion that Chelsea is grossly oversupplied with single family home rentals. The DR Horton Build for Rent (BFR) neighborhood features 3 and 4 bedroom properties ranging from 1392 sq. ft. to 2174 sq. ft. The monthly rental range is from $2240 to $2435. The website for this BFR neighborhood (see link below) does not mention any minimum credit score requirements for application approval. It does indicate that the security deposit amount is only $500 and only half of the first month’s rent is needed to execute a lease (as of August 17, 2023). https://www.liveoaktree.com/
