The Tenant will contact the Broker when a repair needs to be made. Plumbing repairs and HVAC repairs are the most common repairs requested. Most of these repairs cost less than $500, but they are time sensitive and need to be made quickly in order to maintain habitability and the good condition of the premises. For that reason, the Owner will instruct the Broker, in the Management Agreement, to automatically authorize repairs costing $500 or less. Estimates for repairs costing more than $500 must be approved by the Owner.
