Birmingham Home Leasing offers the following Brokerage Services:

1. Single Agent

According to the Alabama Real Estate Brokerage Services Disclosure, a Single Agent is a licensee who represents only one party in a sale.  That is, a Single Agent represents his/her Client.  The Client may be either the Seller or the Buyer.  A Single Agent must be completely loyal and faithful to the Client. 

The practical application of Single Agency for Dean & Associates Inc and its d/b/a’s shall be as follows:

  1. A Buyer’s Agency Agreement will be required by all individuals requesting to view properties for sale.
  2. A valid Pre-Qualification Letter, Pre-Approval Letter or Proof of Funds Letter will be required from all individuals requesting to view properties for sale.  The only exception to this rule shall be when the Broker has actual knowledge that the Buyer is well-qualified.
  3. A Listing Agency Agreement will be required by all individuals requesting to list their property for sale.

2. Transaction Broker

According to the Alabama Real Estate Brokerage Services Disclosure, a Transaction Broker assists one or more parties in a sale.  A Transaction Broker is not an Agent and does not have the same obligations as an Agent.  The Transaction Broker and Licensees working with him/her perform the services set out in their contract.

The practical application of Transaction Brokerage for Dean & Associates Inc and its d/b/a’s shall be as follows:

  1. The Broker’s Agents shall not be required to be a Single Agent to assist Rental Customers (Prospective Tenants) with leasing services. 
  2. The Broker’s Agents are not required by Law or the Broker to present the Alabama Real Estate Brokerage Services Disclosure Form to Rental Customers.

3. Limited Consensual Dual Agency

According to the Alabama Real Estate Brokerage Services Disclosure, a Limited Consensual Dual Agent is a licensee for both the Buyer and the Seller. This may only be done with the written, informed consent of all parties. This type of Agent must also be loyal and faithful to the Client, except where the duties owed to the Clients conflict with one another.

The practical application of Limited Consensual Dual Agency for Dean & Associates Inc and its d/b/a’s shall be as follows:

  1. When a Buyer (who has signed a Buyer’s Agency Agreement with the Broker) requests to view a property for sale that the Broker has listed, then the Broker shall require that both parties (Buyer and Seller) sign a Limited Consensual Dual Agency Agreement.
