Birmingham Home Leasing does not offer a service to locate rental properties for Rental Customers and/or facilitate rental property viewings unless that rental property is listed and advertised by Birmingham Home Leasing.
A “Cooperating” Real Estate Agent cannot “show” a property to a Buyer or Renter without the “Listing” Agent’s expressed permission. When a Listing Agent puts their property in the Multiple Listing Service (MLS) they are contractually expressing permission for Cooperating Agents to show their properties and earn a commission. While it is common in the Birmingham Metro Area for Listing Agents to list properties “for sale” in the MLS, it is rare for Listing Agents to list properties “for rent” in the MLS. It should be noted here that Landlords listing their own properties for rent do not usually allow Renters to be represented by an Agent. In other words, a Renter cannot use one Agent to locate and show all properties for rent like they could use one Agent to locate and show all properties for sale. Additionally, for this reason, a Rental Customer cannot contact an Agent or Property Manager and “place an order” for a currently listed rental property or a rental property which may possibly be listed in the future.
