Rental Property Showings Policy

Owners of rental properties that lease for less than $2,500 per month have the option of contracting with the Broker for Rently self-showing service and/or Multiple Listing Service (MLS).

  • If the Owner chooses Rently self-showing service, the property shall be available for self-showing access 7 days a week. During the months of Central Daylight Time (CDT), the property shall be available for self-showing access between 8am and 7pm. During the months of Central Standard Time (CST), the property shall be available for self-showing access between 8am and 6pm. Rental Customers will have to register with Rently, pay a $1 fee and verify their identity.   • If the Owner choses MLS service or the rental properties that lease for $2,500 per month or more are listed in the Greater Alabama MLS. That means any Realtor can schedule an appointment to show you those properties. If you do not already have a Realtor, then you may request a showing from the Listing Broker’s Agents. To schedule with the Listing Broker’s Agents, you must first pre-qualify. Pre-qualification requires paying a $40 fee to TransUnion SmartMove and sending your credit and background report to the Broker. Once pre-qualification is obtained, the Rental Customer may schedule a viewing with a 48 hour advance notice. The Broker’s Agents conduct escorted showings Monday through Friday between 9am and 4pm and do not provide escorted showing service on the weekends. To qualify, the Rental Customer must have a 700 or better SmartMove Score. Upon request, the Broker will also provide self-showing access with Pre-qualification. All correspondence with the Broker’s office must take place during business hours, Monday through Friday, 8:30am to 5:30pm. The Broker’s office is not open after hours or on the weekends.

*The Broker requires escorted showings by Realtors in gated neighborhoods because the Broker will not publish neighborhood gate codes in the Rently system and cannot assure that the Rental Customer will be granted access in gated neighborhoods protected by actual Security Guards without being escorted by a Realtor. Escorted showings by the Broker’s Agents in gated neighborhoods require pre-qualification by the Rental Customer. Real Estate Agents Requesting Codes for Non-MLS Lockboxes

When an individual identifying themselves as a Real Estate Agent requests or demands that the Broker or the Broker’s Agent provide them with a Rently code to access the property, the request will be denied.  The Broker’s responsibility to maintain the security of the property far outweighs the Broker’s obligation to accommodate a Real Estate Agent making such a request.
