Rental Property Showings Policy

Generally speaking, the Broker provides rental self-showing access to Rental Customers requesting to view rental properties and the Broker’s Agents do not provide escorted rental showings. There is an exception to this rule (see below). Property Owners have the option of specifying one of two versions of self-showing access that the Broker makes available. The Broker offers the option to the Property Owner to choose Rently self-showing service or a Proprietary self-showing service that the Broker administrates.

  • If the Owner chooses Rently self-showing service, the property shall be available for self-showing access 7 days a week. During the months of Central Daylight Time (CDT), the property shall be available for self-showing access between 8am and 8pm. During the months of Central Standard Time (CST), the property shall be available for self-showing access between 8am and 6pm.
  • If the Owner chooses the Broker’s Proprietary self-showing service, the property shall be available for self-showing access 7 days a week. Weekend showings must be scheduled during business hours, Monday through Friday 8:30 am to 5:30pm. During the months of Central Daylight Time (CDT), the property shall be available for self-showing access between 8am and 8pm. During the months of Central Standard Time (CST), the property shall be available for self-showing access between 8am and 4pm. The Broker’s Proprietary self-showing service requires pre-qualification by the Rental Customer. The Rental Customer will be required to pay a $1 fee and consent to allow the Broker to pull their TransUnion FICO 8 credit report.

The Broker shall not provide escorted rental property showings upon request, with the only exception being for rental properties located in gated neighborhoods. The Broker requires escorted showings by Realtors in gated neighborhoods because the Broker cannot assure that the Rental Customer will be granted access in gated neighborhoods protected by actual Security Guards without being escorted by a Realtor. The Broker will not publish, in Rently, gate codes in gated neighborhoods protected by an unmanned gate. Escorted showings by the Broker’s Agents in gated neighborhoods require pre-qualification by the Rental Customer. The Rental Customer will be required to pay a $1 fee and consent to allow the Broker to pull their TransUnion FICO 8 credit report. The Broker’s Agents conduct escorted showings Monday through Friday between 9am and 4pm and do not provide escorted showing service on the weekends.

Rental Customers Requesting “Special Access”

When a Rental Customer claims they are unable or unwilling to register with Rently for self-showing access and requests or demands that the Broker or the Broker’s Agent provide them with a code for access, the request will be denied.  The Broker’s responsibility to maintain the security of the property far outweighs the Broker’s obligation to accommodate a Customer making such a request.

Real Estate Agents Requesting Codes for Non-MLS Lockboxes

When an individual identifying themselves as a Real Estate Agent requests or demands that the Broker or the Broker’s Agent provide them with a Rently code to access the property, the request will be denied.  The Broker’s responsibility to maintain the security of the property far outweighs the Broker’s obligation to accommodate a Real Estate Agent making such a request.
